Reaching New Heights – Stage 3 Lumia Tops Out at the Orchards

Friday, 22nd September 2023

The Orchards by Sekisui House Australia in Norwest, the premier masterplanned community setting a new benchmark for modern luxury living has celebrated a significant milestone with a topping out ceremony for Stage 3 – Lumia.

Sekisui House Australia appointed Growthbuilt to build Lumia, designed by award winning architectural practice Turner, comprising 330 nature inspired apartments, centrally positioned in the heart of Norwest.

The event took place at the rooftop of Lumia and featured a traditional topping out ritual, symbolising the culmination of the structural phase of this ambitious project.

George Gesouras, Project Director, Apartment & Mixed-Use Developments at Sekisui House Australia comments, “Lumia’s unique architectural masterpiece, surrounded by natural assets – large trees, linear park and waterways continues to reach new heights. It has been a collaborative team effort to achieve the topping out milestone at Lumia.

“Our strong relationship with Growthbuilt extends over a decade. During the past five years they have constructed two buildings within The Orchards community, working with us to complete 387 luxury apartments. The partnership is one of respecting the privilege of delivering an integral part of The Orchards and sharing a common goal to provide homes that last for generations.”

“In recent years they have endured several challenges including COVID and demonstrated resilience during these times, which has helped strengthen our partnership even further. Both companies strive for construction excellence and finding new innovative ways to deliver quality assets, aligning with our Japanese philosophy of producing sustainable high-quality built form,” added Mr Gesouras.

“Prefabricated bathrooms were introduced to this build to improve speed, efficiency and to deliver a high-quality product with excellent results. Importantly, more than 800 direct and indirect jobs have been created during Lumia’s construction phase, contributing to the state economy.”

The Orchards is located approximately 31 kilometres north-west of Sydney’s CBD and is nestled in Norwest. It is strategically positioned 800 metres from Norwest Metro Train Station and 600 metres from Norwest Marketown as well as Norwest Business Park – currently housing over 30,000 employees.

Colin Rahim, Co-CEO of Growthbuilt said, “As we celebrate the topping out ceremony for Stage 3 – Lumia, it brings me great pride to reflect on the enduring partnership between Growthbuilt and Sekisui House Australia. Our collaboration has been defined by a remarkable alignment of values and a shared vision that extends beyond the construction of buildings to the creation of lasting communities.”

“Well done to the entire project team, including the 800 plus site personnel, the extended consulting team, and all stakeholders, in achieving this significant milestone.  I’m truly excited to see the finished buildings and look forward to seeing the incredible vision of Sekisui House come to life.”

Lumia will feature an advanced energy generation system including solar power and efficient hot water infrastructure. Each apartment has been designed to take advantage of the district views and green outlook with large format windows and oversized balconies. Separation of active living and quiet sleeping zones, oversized kitchens, a variety of storage space, study alcoves and max rooms accentuate livability for residents.

A key feature of Lumia is the outdoor pool and pavilion. This pavilion is appointed with a collection of communal and intimate dining and lounge areas that overlook the pool and linear park. Embracing the natural setting, the pool and pavilion have been designed to embrace the organic forms found in nature. An infinity water edge, floating lounges and green landscaped roof further heighten the connection to nature.

Sekisui House Australia expects to welcome residents to Lumia in August 2024. Over 75 percent of apartments have already been sold in Lumia, located at 21 – 25 Spurway Drive, Norwest.

The masterplan, designed by Turner is spread across five stages. When completed, the community will comprise 1,300 generously proportioned apartments.
