In the heart of Greenwich, The Bellevue stands as a refined alternative to the traditional retirement village, featuring a boutique collection of premium apartments that blends independence, luxury, and community.
Developed by Platino Properties and brought to life in collaboration with Decode Group, the project is a testament to forward-thinking design and construction expertise.
“At Platino, we recognised that many people looking to downsize in later life want more than the traditional retirement village,” says Trent Scrivener, Construction Director. “They’re active, independent, and want to remain connected to the community they know and love. The Bellevue was conceived as a boutique collection of premium apartments for over-55s that blend the comfort of a private home with thoughtful shared spaces, without the institutional feel of a retirement facility. It’s about lifestyle, not limitation.”
That philosophy is evident in every detail. Each residence offers generous proportions, high-end finishes, and complete self-containment. communal spaces, including lounge, library, wellness studio and outdoor entertainment terrace, are positioned as extensions of the home, encouraging social connection without compromising privacy.
The Bellevue also meets modern expectations for sustainable living. Solar panels reduce common-area energy use, EV charging infrastructure future-proofs the building, and high-performance glazing, shading devices, and energy-efficient lighting support comfort while lowering operational costs.
“These features not only reduce running costs but also align with the environmental values of a new generation of downsizers,” Trent explains. “They also create a building that will remain relevant and desirable well into the future.”
Greenwich’s harbour and city views, paired with its peaceful village atmosphere and accessibility, heavily influenced the design. Living spaces are oriented to maximise natural light and outlooks, while the building’s architecture integrates into the established streetscape.
“For residents, it means enjoying the tranquillity of Greenwich without sacrificing convenience,” Trent says. “You’re close to major health services, transport, and retail hubs, but still part of a community with a village feel.”
Decode Group’s role was to reimagine and transform the existing building into a modern residential development without losing the benefits of its robust original structure.
“The Bellevue’s structure was a prime candidate for adaptive reuse, which allowed us to retain the building’s solid concrete frame while reimagining its form and function for modern living,” Decode explains. “This approach reduced construction waste, preserved the inherent strength of the frame, and allowed for a faster build program.”
Adaptive reuse required careful sequencing and problem-solving from day one. Decode began with detailed site investigations to fully understand the existing framework’s capabilities and constraints. Working closely with the design team, they developed solutions to integrate new building services, façades, balconies, and internal layouts into the retained structure.
Façade upgrades included a complete redesign with modern cladding systems, high-performance windows, and architectural detailing that reflects the surrounding Greenwich streetscape. Internally, structural openings were reconfigured to suit spacious apartment layouts, while new service risers and infrastructure were threaded through the existing frame to minimise demolition.
Adaptive reuse always comes with complexity. The constraints of the existing building meant service runs, ceiling heights, and load-bearing elements all had to be carefully coordinated. Decode overcame these through early modelling, on-site verification, and close liaison with engineering consultants.
One of the most striking outcomes of The Bellevue is the quality of its finishes. From the bespoke joinery in each apartment to the landscaping of communal terraces, every element reflects Platino’s commitment to craftsmanship and Decode’s executional precision.
The transformation of the existing structure into a sophisticated and elegant residence for over-55s marks an exciting model for how downsizing can be redefined in the modern urban landscape.
“This isn’t just about building apartments,” Trent reflects. “It’s about fostering communities that are socially, environmentally, and emotionally enriching.”
