Led by Director John Portelli, the Atom Welders team fabricated, supplied, and installed a suite of crucial steel elements, including mezzanine floors, structural steel stairs, balustrades, roller door frames, and stainless steel handrails. Their work spanned Levels 1 to 3, and was particularly focused on the front entry and unit access points.

“We were responsible for all the steel works, from the structural mezzanines to the stainless steel handrails,” said John. “Our team of 11 tradespeople handled every stage—from fabrication through to onsite installation.”

The project’s sleek architectural style called for finishes that were both visually refined and structurally robust. One of the key innovations was the use of bolted steel tread components in stair construction, offering a striking, durable alternative to traditional timber.

“Incorporating steel tread components rather than timber was a unique challenge,” John explained. “But it delivered on both the visual and structural goals of the development.”

The scope of Silver Trading’s work included tiling, carpet tiles, vinyl, rubber flooring, and floor preparation—covering every single surface within the student housing complex. It was the company’s first collaboration with Richard Crookes Construction, and Director Patrick Yu says it was a standout opportunity to showcase the team’s expertise.

“This project really tested our team in all the right ways,” Patrick said. “There were some intricate geometric shapes in the lobby design that required precision cutting and careful execution. Luckily, our experienced installers made light work of it.”

Additional challenges included a complex mixed carpet tile design in the corridors and the logistical hurdles of operating in a tight inner-city environment. “Being in the city made material delivery planning critical,” Patrick explained. “We had to coordinate everything closely to ensure the project stayed on track.”

Goldfish & Bay coordinated hydraulic, mechanical, electrical, and fire services for 154 apartments and rooftop hospitality

Across multi-level builds, engineering design is where coordination, compliance, and construction speed are forced to work together. At Veriu Macquarie Park, Goldfish & Bay was engaged to deliver hydraulic, mechanical, electrical, and fire services for a project that merges serviced apartments, basement parking, rooftop hospitality, and commercial-grade amenity.

The brief spanned 154 apartments over 17 levels, in addition to three basement levels, a rooftop pool and restaurant, conference facilities, café, commercial kitchen, laundry, and back-of-house spaces. Each system had to be integrated, spatially coordinated, and ready to perform from day one.

Hydraulic design included hot and cold water services, sanitary drainage, rainwater reuse, gas and sub-soil drainage, and full coordination with bathroom pod specifications. Mechanical systems covered carpark ventilation, apartment air conditioning, corridor pressurisation, kitchen exhaust, stairwell relief, and BMS integration, all designed with compliance and acoustic requirements in mind.

Electrical and dry fire design included power distribution, dry fire detection, MATV, NBN coordination, access control, and surge protection. Electrical and comms layouts were delivered apartment by apartment, right down to GPO, switch, and intercom locations. Fire services included sprinkler and hydrant systems, pump room layouts, and integration across typical floors and shared zones.

Goldfish & Bay remained involved through construction, responding to RFIs, reviewing shop drawings, conducting site inspections, and supporting final commissioning. Documentation was delivered to AFC, with technical oversight maintained through to project completion.

This project is part of Goldfish & Bay’s broader collaboration with Holdmark, which includes multiple developments across Sydney. Among these is Burwood Place, a transformative $600 million precinct featuring over 1,000 apartments, commercial and retail spaces, and a new public library.
