Merging Timeless Design and Environmental Responsibility

The Forma & Contra project, is a landmark residential and mixed-use development featuring a mix apartments, alongside expansive landscaped communal spaces across various levels. Buildform, a leading Australian construction and development firm, has successfully delivered the Forma & Contra project, a landmark residential and mixed-use development featuring 100 architecturally designed apartments and terraces.

The project, designed by renowned Turner Studio, showcases sustainability, innovation, and meticulous craftsmanship, solidifying Buildform’s reputation for precision and efficiency in large-scale construction.

The Forma & Contra development features a diverse mix of one-, two-, and three-bedroom apartments, along with terraces designed to maximise solar access. The extensive land size provided an opportunity to incorporate expansive landscaped communal areas across the ground, upper ground, and rooftop levels, offering residents an unparalleled living experience.

The inclusion of a 700m² retail tenancy and 153 car spaces further enhances the project’s appeal, creating a thriving mixed-use environment that supports both residential and commercial activity.

“Our goal was to create a development that seamlessly integrates high-quality construction with sustainable design principles,” said Rachelle Jabbour, Construction Project Coordinator at Buildform. “Every aspect, from material selection to landscaping, was carefully considered to enhance liveability while maintaining environmental responsibility.”

The façade treatments play a crucial role in defining the project’s aesthetic, featuring patterned brickwork, corbelled and hit-and-miss designs, complemented by natural concrete and metal-clad elements.

One of the most technically demanding aspects of the project was the 45,000m³ excavation in Class 2 rock, which required strategic planning to manage logistics, safety, and environmental impact.

“Excavating 9m deep in dense rock posed significant challenges,” Rachelle explained. “We implemented advanced excavation techniques and strict safety protocols to ensure efficiency while minimising disruption to surrounding areas.”

In addition to excavation complexities, the integration of multiple façade materials required precise coordination between trades to achieve seamless execution.

“This project demanded a high level of craftsmanship, particularly in the transition between brickwork, concrete, and metal cladding,” Rachelle added. “Close collaboration with subcontractors was essential to delivering a flawless finish.”

Sustainability was a key focus of the Forma & Contra project, with a strong emphasis on passive design strategies and energy efficiency. Apartments were oriented to maximise natural light and cross-ventilation, reducing reliance on artificial lighting and cooling.

The use of extensive landscaping across multiple levels enhances urban cooling, stormwater management, and biodiversity, further contributing to the project’s environmental footprint reduction.

“We prioritised materials and construction methods that enhance energy efficiency and long-term sustainability,” Rachelle said. “The landscaped communal spaces not only improve liveability but also play a role in mitigating heat island effects and promoting greener urban environments.”

Buildform leveraged digital tools and automation to streamline project delivery, ensuring efficient scheduling, budget management, and quality control.

“We embrace innovative construction techniques and digital modelling to enhance efficiency,” Rachelle stated. “From 3D modelling for façade integration to automated project tracking, we utilised technology to keep the project on time and within budget.”
